Re: Communal property Voting %

Hi Paul

You should use the figures as stated in the law, which is hopelessly out of date and effectively inoperable, has not changed.

It's much easier to organise voting by a show of hands. You only need to have a secret ballot if an owner or their proxy demands it.

Regards

Nigel

Re: Non resident property loan

Hi Caro and welcome to the forum. I'm afraid Brexit has scuppered your chances of getting a loan from a Cypriot bank to help fund the purchase of a property. I published an article in January - Buying property in Cyprus and visiting post Brexit . All the money to purchase a property must come from a...

Re: Bank of Cyprus - Mortgage

Hi Hboss

This is all down to Brexit. As well as calling in their loans, non-resident Brits cannot get loans to help them to buy holiday homes.

As Pan says, it needs to be challenged. Speak with your lawyer.

Re: No Final Approval-Commercial Property

Good morning Sprint7 and welcome to the forum. I don't understand how the tenant obtained a building permit. My understanding is that to get a permit the plans submitted have to be signed by the owner of the property. You need to speak with your lawyer about this - but I believe that the tenant cann...

Re: Builders in Larnaca

Hi Anthonypel and welcome to the forum.

I'm not sure if anyone here will be able to point you in the right direction.

But there's a Cyprus Eastern forum, which covers Larnaca where someone should know good builders/bathroom fitters in the area.

Re: Buying without assignment agreement deposit?

Hi Pan We're both wasting our time giving propex advice. I note in his opening message he wrote: "hefty deposit fee is being pushed to us instead of a seller by their lawyers." I have no idea why he believes the seller should pay to deposit HIS contract contract with the Land Registry. It's the BUYE...

Re: Expat Forums

Hi SunWorshipper I see you're interested in buying a property in the Kapparis/Paralimni area. There is a Cyprus Eastern Forum that I suggest you join. The forum has more than 17,500 users and someone there will be able to offer you advice on any subject. (Pantheman and myself are both members.) Rega...

Re: Buying without assignment agreement deposit?

Hi Propex A property is transferred by its owner to the purchaser. If you don't have an assignment agreement in place, then: 1. The property is transferred from Aristo to the person who is selling it to you - and the person selling it to you would pay the Property Transfer Fees. 2. Once the property...

Re: Buying without assignment agreement deposit?

Hi Propex Lodging a contract isn't required by law, but it's absolutely essential to protect a purchaser's interest. If a contract of sale is not deposited at the land office, the vendor can sell the same property again to someone else. (There have been several cases reported where the same property...

Re: Buying without assignment agreement deposit?

Hello propex, Your lawyer is correct - you need to deposit the assignment/vesting contract at the Land Registry. Here's an extract from the Citizen's Charter published by the Land Registry. It's rather 'wordy' I'm afraid: If one purchases property from a person who is not the registered owner thereo...

Hi SW Regarding the cost of an annual immigration permit, according to the Government website its €500. See http://www.moi.gov.cy/moi/crmd/crmd.nsf/All/044601A0B7CE6062C2257D2C0037F93F?OpenDocument . How you get to the stage where you can apply for an annual immigration permit is a mystery. When you...

Re: Advice

Thanks Pan Category F is the way to go - the annual income required is €9568.17 for a single applicant and at least €4613.22 for every dependent person, according to the Civil Registry and Migration Department. (That's around £8235.75 and £3971.22 respectively at the current exchange rate.) Plus the...

Re: Irresponsible apartment owner

Good morning Happy Pafos and welcome to the forum. This problem should be handled by your Management Committee. From the contributions you and the other owners make to the communal fund, the Committee will have insured the apartments and the Committee will have to make a claim to pay for the cost of...

Re: Advice

Hi sunworshipper and welcome to the forum. I can't give you the exact figures, but you'll need to pay: 1. Local property tax (similar to the Council Tax.) Based on property's value - there's no fixed scale budget €150/annum. 2. Community charge paid to the Management Committee that's responsible for...
