Re: Building Coefficient Increase

Hi waldymar Plans to increase building density, etc. are kept secret to prevent land speculation. I believe the local plans are reviewed every 10 years. What tends to happen is that as communities spread, the land available for building in increased. Also bear in mind the zoning of the land such as ...

Re: New planned road outside home

Hi mgeo

As far as I am aware, there is no formal method of objecting to a road.

I think you've already done everything you can by raising the issue with the Municipality. As the planning department will be involved in the proposed extension, you could also raise your concerns with them.

Re: We have a 2-story property with joint title deeds.

H dilysmoore and welcome to the forum. I'm not sure how you would go about this - it's not something I've come across before. But you would need to provide separate access, bathroom and kitchen facilities in both dwellings and then seek permission to subdivide the property in two. You'll need archit...

Re: No title deeds - incomplete external works

Dear Robert To find out who's name is on the Title Deed your mother, as your late father's executor, can ask the Land Registry for a Title Search. Information on how to go about this can be found at Title search procedures in Cyprus . I think the Land Registry fee is €20 and takes a few days for the...

Re: No title deeds - incomplete external works

Hello Robert and welcome to the forum. My condolences on the loss of your father, which must be adding to the stress of your situation. Unfortunately there is no solution to the situation without paying for the work to be completed. (I published an article a couple of years ago - Planning issues the...

Re: selling property

Hello Patricia I see you broke one of ten golden commandments by using a lawyer who was not independent. The definition of an 'independent' lawyer is one that represents you and only you and who is not connected in any way with other parties involved in the transaction. It's up to the lawyer represe...

Re: selling property

Hi ptroncin It sounds as if you received an acknowledgement of payments from the developer, but not receipts. You (or your lawyer on your instruction) needs to contact the developer and get receipts. Assuming the developer's registered for VAT, these receipts must show the company's VAT registration...

Re: Capital Gains Tax between Cyprus and UK

One other thing - you'll need to get a tax number in Cyprus to pay the Capital Gains Tax here. You'll find the form at https://www.mof.gov.cy/mof/TAX/taxdep.n ... penElement

Re: Capital Gains Tax between Cyprus and UK

Hi donotjudge

I believe it works the other way around - you pay CGT in Cyprus first - and then pay CGT in the UK less the amount you paid in Cyprus.

Re: Capital Gains Tax between Cyprus and UK

H Pan & donotjudge, donotjudge - I suggested you talk to a tax specialist as they will be able to give you a definitive answer. But I'm sure you'll have to pay CGT in Cyprus. To see how much CGT you'll pay in Cyprus, you'll find an online calculator at https://renospitros.com/tax_calculator.html As ...

Re: Capital Gains Tax between Cyprus and UK

Hi donotjudge Capital Gains Tax is paid in the country where the gain is made. In your case Cyprus. But you will also pay CGT in the UK as you're a UK resident. But you may be able to claim relief in the UK to get some of the tax you paid returned. I suggest yo talk to a tax specialist. When propert...

Re: A special case for getting Title deed

Hi HaoranSu

I suggest you contact Louise Zambartas in Limassol - https://www.zambartaslawoffices.com/

The firm is on the list provided by the UK Foreign, Commonwealth and Development office.

Louise and another lawyer at the firm are doing work for me as we speak.

Re: A special case for getting Title deed

Hello HaoranSu I suggest that you wait until the Land Office gets back to you before deciding your next move. But if you do decide to sue the developer for 'Specific Performance', you'll need a lawyer to represent you in court. If the report you were given that the developer has not connected the se...
