Re: Management Committee

Hi WillowTree and welcome to the forum. If the number of Management Committee members is two or less, they must be owners. If the MC has more than two members, they do not have to be owners. There is no requirement in the law, which you can find at https://property-11519.kxcdn.com/wp-content/uploads...

Re: Building over a balcony

Hi Kerriclare and welcome to the forum.

From your question, I take it that the property is in a block of apartments.

If so, it's illegal to change the external appearance of the building.

Re: Abadoned Property

Hi Pan

Presumably if the Management Committee hasn't insured the Jointly-Owned Building against water damage, they will have to pay for the repairs to Barry's property out of their own pockets (or the communal fund.)?

Cheers

Re: Abadoned Property

Hi Barry You can force the insurance issue by calling an extraordinary general meeting. This has to made in writing to the MC and you will need the support of at least twenty-five (25%) of the owners. You will need 50% of the owners to agree to extending the insurance cover beyond the basic fire, li...

Re: Abadoned Property

Hi Barry & welcome to the forum Your committee needs to visit the Land Registry office. Assuming it's been correctly set up and is operating according to the law, they will be able to get the contact details of the owner of the abandoned property. They need to apply in writing and the char and secre...

Re: Ownership of treatment plant

Good morning AlRe and welcome to the forum. Firstly, the "Share in common area ownership: 1.42%" is not used to calculate your contribution to the insurance, maintenance, etc. The figure that is used is the size of a property in relation to the others within the jointly-owned building. You can find ...

Re: Can non residents still rent out property

Hi Howard

Paul Britton at Articrest will be able to advise you.

You need to declare your rental income in your UK tax return, but this can be offset by whatever you have to pay to the Tax Department in Cyprus.

Cheers

Re: Incompetent lawyers Limossol/they lost my file and deeds

Unfortunately, 90% of the lawyers give the rest a bad name.

The Title Deed will cost you €10.00 - I suggest you get a couple.

As for a MEU3, I don't know how you can get another copy. If you have your MEU1 I expect it will be easier to get a MUKW3.

I’m intrigued though, passport scandal? You can read more about the 'Golden Passport' scandal at Cyprus ditches ‘golden passport’ scheme . Watch the Al Jazeera video at https://www.youtube.com/watch?v=Oj18cya_gvw - the Kay's appear around 5:20. If you're looking for property at the eastern end of t...

Re: Incompetent lawyers Limossol/they lost my file and deeds

Hi Allthetimeintheworld

If you have documents proving you own the property, you can get the deeds yourself from the Land Registry.

Re: buying residential land and building prefab permanent home

Your lawyer needs to check the Title to see (a) if there any charges lodged against it and (b) what you can build on it. He/she should also be able to find out how much of it you may have to give up to the municipality. You need to find the costs involved in supplying utilities to the site and check...

Re: buying residential land and building prefab permanent home

A Building Plot (in Greek οικόπεδο [eekopedoe]), will have a pavement, road, electricity and water to the plot. You'll have to visually inspect 'residential plots' - they may be residential land or residential land that's been subdivided into plots or building plots. Post the URL where you've seen t...
