Re: Which application form?
I should add when I recently purchased my land transfer was done the same day with a new title deed drafted while I waited! Nothing new here, transfers are done on the same day and you can get a title deed printed whilst you wait, but this is not always the case, but good that you did. Once the tra...

Re: Which application form?
Hello Nigel and group, I wish to apply for permission to build a storage warehouse (Αποθήκη) on agricultural land. I have read if this application is made at the land registry then permission can be granted quickly, within 10 days. I need to know which of these forms is the correct one; http://www....

Re: Lease maximum duration in Cyprus
I am trying to purchase a long term residential lease on a property that can be registered at the land registry: https://portal.dls.moi.gov.cy/en-us/%CE%9F%CE%B4%CE%B7%CE%B3%CF%8C%CF%82%20%CF%84%CE%BF%CF%85%20%CE%A0%CE%BF%CE%BB%CE%AF%CF%84%CE%B7/Pages/REGISTRATION%20OF%20LEASE.aspx I understand tha...

Re: Car port - planning permission required?
Hi Pan I have an interesting situation that I haven't progressed. My house and garage block were built at the same time and inspected. No problem. But my Title Deed only shows the house - there no mention of the garage on the deed or the cadastral plan. Any thoughts? Cheers My first question will b...

Re: Car port - planning permission required?
Thanks Pantheman. I believe it was the building density at 40% and I have full TDs which show the parking space within the plot. Sounds as though I should not be overly concerned about putting a roof over the parking space even if it is of a more permanent type ie battened and tiled. On that basis ...

Re: Car port - planning permission required?
Hello all, I am getting conflicting advice from builders whom I have asked to quote for a tiled roof, open sided ca6x3m car port as to whether I need planning consent and/or title deed amendment. I have the TDs for the house which is 190sqm on a plot of 850sqm. Coverage I’m told is 40%. My concern ...

Re: Estate Agents in Limassol
Hello,
If you would like to drop me a line at info at fsbproperties.com I will give you some names of colleagues that operate in the Limassol area.
You cannot sell by auction here, it's not like the UK auction process.

Re: Another No Will problem
If anyone has advice for the 2 questions that would be great as I won't be the first family member out there to start the process with certificates and probate for some time. Nigel thank you for the reply the link doesn't work and her web page seems unavailable. One of the things I was concerned ab...

Re: Outline Planning Permission
Hello,
We don’t have this in Cyprus, what we do have is to get an opinion of the planning authority for some project you have in mind.
Needs an application at the planning office covering your area.

Re: Transfer of Ownership
Title deeds can be had from the land registry using your fathers ID no. (if he has one), bt he needs to either be here or appoint a PoA. Then you should check about title transfer, since the UK is now out of the EU and you may not be a Cypriot citizen, some rules may apply here being a 3rd country n...

Re: Mortgage Help
All the family members are UK nationals, we have already bought buy-to-let property using a limited company together so that would be our preferred route. I have reached out to AstraBank who i had an initial chat with on the phone and waiting to hear back from the local bank in Famagusta. Also wait...

Re: Mortgage Help
Hi Pantheman, Yes ideally we wanted to purchase the property between the family members but if that would be a problem is it possible to setup up a limited company as an overseas individual and get a commercial mortgage? I cannot say 100% but you will need accounts before any bank will lend you. Ar...

Re: Mortgage Help
When you say between a few family members, I’m not so sure a bank will lend to multiple people, unless I have misunderstood. Who is responsible to pay the mortgage, what if one of them doesn’t pay what then?

UPDATE Hi Naveed, I have just spoken with the Bank of Cyprus International Lending Unit in Nicosia. They have confirmed that they are unable to extend credit facilities to UK residents after 1/1/21. I have also spoken with the Cyprus Central Bank. As they have not issued any related directives to t...
