I have recently received the title deeds for my house. I have a sterling mortgage, does anyone know whether Alfa bank will offer any discount if I pay it off early?
Unlikely, in fact you may be faced with a penalty for early prepayment. No harm in asking though.

Re: Land zoning - agricultural / building land

Hi there, Does anyone have any experience regarding land zoning in Larnaca? My family have agricultural land in Larnaca - we are hoping that the land will be allocated as building land (and we could explore building houses / flats on the plot). I was previously informed that land zoning is reviewed...

Re: Capital gains on family property

Hello We have received an offer for the sale of a property given to myself and my brother as a gift from our mother. The title deeds were transferred to our names 3 months ago. Do you know if there are any exemptions to the capital gains payable on the sale of a property obtained as a gift from a p...

Re: Offer made on Property in Cyprus

Once a buyer is found, these are the steps. 1. A reservation fee (usually 3k-5k) is given to YOUR lawyer to remove the property from sale (assuming you have it with agents) 2. A contract of sale is drawn up, usually by your lawyer and signed by both parties. (if you don't have the deeds an assignmen...

Re: Offer made on Property in Cyprus

Do not accept this, due to strict anti money laundering laws you will have massive problems and no bank will accept it from you. That is a classic excuse about drawing due to not trusting the banks, but if he has ALL the withdrawal slips then he can rebank it. Unless the money comes via a bank walk ...

Re: Who owns the pavement in front of the house.

OK thanks guys. I will probably get the work done myself, my fear is if it is not done to their satisfaction, they will ask for it to be torn up and done again. In view of that I will talk to the Muchter and get his approval. Following on from that I intend to construct a retaining wall at the fron...

Re: Who owns the pavement in front of the house.

When you build a house you allocate land for the pavement for which you are made to put in place. As part of the process you have to surrender that pavement land to the state and once this is done the sate are responsible for it. Getting the FC would suggest that this action has taken place meaning ...

Re: Mazotos Land Sales

You cannot get such info unfortunately.
The land registry holds such data available only to regulated valuers.
Cyprus real estate is not as sophisticated as other major countries.

Re: Building On Z1 Z3 Land

Z1 zone is 6% build and cover, i am not sure about Z3 at the moment. If you could build the max cover would be around 1500m2 in a 25000m2 plot. If the plot has no registered road access or right if way then you cannot get a permit. Even though these are protected zones they may make an exception for...

Re: Capital gains tax liability on sale of villa

Dear Jack, unfortunately, you will have to suffer the losses on this one, because: 1. You cannot now change the contract as the developer is unlikely to sign any new paperwork (causing him higher taxes!) 2. You will be incriminating yourself and the developer for tax evasion and could well get arres...

Re: Land registry/title deed fees

I think you should still go ahead with the objection. The land registry just like to make the rules as they go along. You can keep fighting this. Things to note, the valuation you had from the bank, (sorry to say Nigel), but may not be the forced sale value, unless you can see the valuation you won'...

Speak to your local estate agents, they may be able to assist you!

This forum does not really give such information as most here are asking about their own issues.

Re: Building on Agricultural land

Hello, the law didn't change, but is being more rigorously enforced. Your land still has the 10% build, but this does not mean you can just build on it. There are many criteria to satisfy and even then it may get refused. Without going through all of the criteria (there are other posts on here that ...

Re: Transfer title deeds

Yes you do. When you say purchased I assume you mean you paid him for it but no transfer has been made. If this is the case, then you and your father need to be present in Cyprus or you can give him a Power of Attorney to act for you. You will need a contract of sale, it'll have to be deposited at t...
