new property buyer - lot numbers and title deeds

hello everyone, new user here, so please be gentle :-))

we are interested in a property in cyprus, however having a hard time identifying the lot numbers it is on... we have google maps view, exact address etc.

can anyone tell us if there is a site that lists lot numbers based on address or otherwise? some real estate site for limassol perhaps?

also, what is the easiest way to find out title deed information, and history of house ? normally in europe and north america this is public information, but seems not public in CY...

Hi loyaliser and welcome to the forum.

Unfortunately, it is quite difficult to find out information about property because, unlike many other parts of the world, information held in the Island's Land Registry is confidential. I.e.:

In England and Wales
  • The Land Registry operates an open register which means that copies of all documents referred to on the registered title can be obtained by anyone, subject to payment of the necessary fee.
In Cyprus
  • Information or documents in the public register of Titles connected with the ownership of immovable properties and charges or encumbrances lodged against them are treated as confidential and unavailable for public inspection.
The vendor can provide you with the information is they choose, otherwise you'll need to get the Land Registry to carry out a search for you - how you go about this is described at http://www.news.cyprus-property-buyers. ... /id=004888 - you will need the co-operation of the owner.

The property's Title Deed contains a reference to the plan/plot - and this can be seen on a cadastral plan that will enable you to locate the property on a map.The cadastral plan maps are available in different scales from the Land Registry. You can see a couple of examples at http://www.fig.net/cadastraltemplate/countrydata/cy.htm

The easiest thing is to get the vendor to send you the site's GPS co-ordinates - you can then look it up on Google.

As for finding the history of the property, I don't know how you would go about this. (I have a small property in the UK that was built sometime before 1795. I have traced it's ownership back to 1841 from census records held in the local library, but I don't think you'll find anything similar in Cyprus).
