My title deeds are with the developers - I have a copy.

The approved plans consist of the house and a separate garage/utility area. They are all on the approved plans and I have the Certificate of Final Approval.

On the Title Deeds, the house and swimming pool are on the small plan, but not the garage. I have been told that this is of no consequence since garages are not shown as a matter of practice in Paphos and Limassol - the approved plans act the correct documentation.

Can you please confirm this, and is there some written official statement on the matter?

Also, the Land Title documents (2007) give lower values to 2 plots which have now been combined (40% more.) How does this affect the transfer tax which I understand should be calculated on the purchase price of the property?

Hello Fred and welcome to the forum. Louise is being kept pretty busy and doesn't visit here too often these days.

It is good to hear that your all-important Title Deeds are ready, I suggest that you complete the transfer as soon as convenient.

The fact that two plots have been combined and assessed at a higher 1980 value than the sum of their original values will not affect your Property Transfer Fees. These fees are based on the market value of the property at its date of purchase, which should align with what you paid for the property as stated in your Contract of Sale.

The approved plans contain much more information than the small outline plan provided with the deed. And as the Land Registry holds a copy of the approved plans, it is nothing to worry about. (Indeed many people make changes to their properties without securing the required permits once its Title Deed has been issued without it affecting anything).

That's correct Fred. The Lands Office has a Valuations Desk where they assess the market value of your property based on similar properties in the same area that were sold at the same time.

As for advice on how to resist - stick to your guns!
