Copy of build permit

Hi everyone

Is it possible to get a copy of the build permit for your house and where would I need to apply?

Hi Alassa and welcome to the forum

Assuming you have the Title Deed for your house, the building permit, planning permit, plans, etc. will be held in your local Land Registry office.

If you don't have the Title Deed, the building permit will be found in your local Town Planning office UNLESS the town planners have issued an Approval Certificate, in which case it may be in your local Land Registry office awaiting their inspection Title Deeds to be issued.

I'm not sure how you'd go about getting a copy, but I'm sure the Land Registry or Town Planning office will be able to help.

Thanks for the quick reply. I have title deeds for my land but not the house. Im trying to get that added and hoping it’s relatively easy!

You can get a copy of the building permit from the District Administration office.

If you have a file number it would help, but take your title deed and any id, they may be able to search for it by name. That said, if your architect applied for it, you will need his name. Why don't you ask the original architect to get you a copy??

Have you applied for the Final Certificate?? As you will need this to get the house registered unto the title.

I don’t have my final certificate yet. I’m just trying to work my way through and hopefully come out the other end unscathed!

I do have the architect name so I could try there as well.

Yes you should - a.s.a.p. He should have signed off the property, which he has to do before the Planning Department will inspect the property and (hopefully) issue a Final Certificate.

Thanks. I think we may face some issues as the developer didn't put in the pavement or road. Some of us have joined together and had tarmac put down but not sure it would pass inspection!

Is it expensive to put a road and pavement around the property and who would do this? Is there a particular company?

Hi Alassa

As your developer didn't put in a pavement or road, I suspect his architect refused to sign off the development. (And it's also possible that your developer didn't pay his architect.)

I know in Larnaca that others with problems like yourself were advised to use a company to complete the works. I belive they were put in contact with this company by the District Office. I don't have further details.

Thanks. I suspect that is what happened as we did hear they had fallen out and also the developer turned out to be not as trustworthy as we'd hoped. Still we do have title for the land at least and can try and take it from there.

I'm mad I missed the last amnesty. Is there any chance there will be another one do you think??

Also because we do not have our final certificate the LR said we shouldn't be living in the house so I'm cautious about drawing attention to this in case we get forced out till it is resolved. Has anyone else heard of this or had it happen?

I wouldn't be worried about being forced out of your house until the problem's resolved.

According to the law "No person shall possess or use or cause any other person to possess or use any building or part of a building, until a certificate of approval has been issued by the competent authority in relation to the said building or part thereof, regardless of whether a permit has been granted for the building or part thereof, based on section 3 of this Law."

The law is ignored by everyone - if the authorities decided to enforce that particular law, there wouldn’t be enough space in the prisons to hold all the offenders!!

I can't say if there'll be another amnesty.

Curious about how you quest for copies of planning permit turned out. Please give us an update once you secure a copy and details of how you were able to obtain it.
