Hi Pool999

The build density (30%) applies to the whole plot and yours cannot be larger than this taking into account the roads.

So it looks as if you're already maxed out.

You could extend into the roof space, but that's it.

First off, do you have title deeds for your property?

Then, to add any extension you will need a planning permit and a building permit, you will need the developer to sign these applications if you have no deeds. If he has unexhausted build density you may be able to add an extension. It won't be an easy task, but it is doable.

Get your self an architect to do this for you and possible chase up the developer..

On developments the final plot size bears no relevance to the size of the house as it is the overall buid and covered areas the planning department are interested in.

This because you're living in a 'jointly-owned building' and you own a share in the 'jointly-owned property', which includes the roads and pavements running through your estate. This share is shown on your Title Deed as a percentage.

I can't work out the area of your share as it's not shown in the information I can get out of the database. You'll need to visit the Land Registry to get the figure.
