Builders,registered,licensed?

Hi Nigel,could you please advise us.We have explained before,we are substantially renovating a very old ruin from a one bed roomed bungalow into a 240 sq meter property.We have completed the skeleton (the poured concrete)by using an established licensed Cypriot builder.We now hope to carry out the other stages of the work using other trades (bricklayers,plumbers,electrician,painters,carpenters etc.)separately,paying each trade individually.
The question is,do these various trades people have to be registered and or licenced,we have heard conflicting opinions on this.We have even been told that the builder who did the skeleton of the property has to do the remainder of the work(i,m wondering if this is so because he has given us a colossal quotation).
Is there a difference in a builder being registered and or licenced,,,many thanks as always for your advice...Terry Liversidge

Hi Terry,

It used to be the case that the main building contractor needed to be registered. However, this no longer appears to be the case as some people are doing what you are doing and effectively doing it themselves.

When we had our house built, we used a licensed building contractor. He subcontracted the concrete works, carpentry, electrical work, etc - and we subcontracted the mechanical engineering work to another company.

The bricklayerss, plumbers, etc do not have to be registered, but I'm not sure about electricians.

Certainly your architect, civil, electrical and mechanical engineers who were involved in preparing the plans and submitting the drawings to get the building permit(s) need to be registered - and the architect (and possibly the others) will have to sign off the work.

Hi Nigel,as a matter of interest,it appears that even the electrician in this case does not have to be licenced because as there was an habitable dwelling there already there are no connections to the mains to be made,,,regards Terry Liversidge

Looking back at your original message, I see you're building a 240 sq.m property. Does the current dwelling have a 3-phase supply?

If not, you might wish to consider upgrading it.

Hi Nigel,Our Cypriot architect/engineer now says that a CYPRIOT registered electrician has to do the electrics on our extension even though there was three phase to the dwelling as always has been.
We have got quotes for the work off British registered electricians who say we can "only employ a Cypriot to do the work" is totally wrong and against EU rulings....As always so confusing,,any comments please,,,Terry

Hi Terry

As long as the UK electricians have successfully registered with the Cypriot authorities, there shouldn't be a problem.
