I.P.T.--DEEDS

Only found out about I.P.T. last week.I own a 2 bed Apt in Mazotos.The Developers are Quality I emailed them and they said that the Tax Office will contact me direct.
As i understand it,i will owe from date of purchase-Aug 2009.How do i find out the 1980 value?
Re the Deeds,Quality says that the Deeds are at the Deeds office and should be issued within 2 months!!! They have said this since2012.Should i contact the Deeds Office?I`m not in Cyprus until next May so a contact address-email-phone number would be a great help.

Hi Ken and welcome to the forum.

I suggest you check though your contract of sale - it will probably contain a clause:

“All taxes, levies, duties or charges raised on or in connection with the property hereby sold after the purchaser has been put in possession of the property will be the responsibility of the purchaser.”

If your contract includes this (or a similar clause) you are obliged to pay the developer the amount of IPT he has paid on your behalf from the date you took delivery of the property.

If your contract states that you are liable from the date of purchase, then you will have to pay from that date.

It is the registered owner who is responsible for paying IPT and as you do not have the deeds your developer is the registered owner. He should be paying the tax and asking you to reimburse him the amount he has paid on your behalf. He has to supply you with records of the amount paid as Immovable Property Tax (IPT) and a certificate showing the rate of IPT applicable to the property. Please see this letter from the Interior Ministry.

Providing your developer provides you with the information above, you can submit a claim to the Inland Revenue Department to reclaim any IPT overpayments you may have made.

The Land Registry has set up a number of help lines - for Larnaca District they are 24803658 and 24803655 - but I doubt that they'll be able to help as you do not have the deed to the property.

AS for a property's 1980 value, this will be entered on the Title Deed when it is issued. (The Land Registry assess this figure from its historical records - which are not available to the public).
