You can calculate as much as you like, make a nice milk maid bill, but in the end, when you just can't find a construction company who does it for the price then you have a problem. They are full with work and they don't bother to bid even. Believe me, we have been there.

You can hire a contractor directly. But you need one to deduct the VAT. So in the end it makes no sense to split it up. You can even look for sub contractors but the first one must agree to take all under his name. I will buy my kitchen, windows, doors from somewhere else and the invoice goes to the contractor who invoices it to me under his name for a small fee.

What the real estate agents say and what the truth is are two pair of shoes. Also what Cypriots think that "luxury" is is the bare minimum you want to live in, they have horrible taste too.

We don't have expensive finishes. We have a basement and yes on a hill, so the earth touching parts are rather many. But in truth it is the same like on every other house, since you build up on this - and it does not really matter in the whole bill, in fact it makes a lesser m2 price since our house is 3 stories not 2 like the most. You need insulation, there is NO way around it. and this we did more than "usually" done. But what is usually done is not acceptable at all - so.

A garage needs a foundation and insulation and so on. It is not really a big cost factor but of course it adds up. A lift is 25000.

Can anyone give me a rough number on construction materials prices for 2024? Did they increase? If yes, how much roughly?

You can find annual figures to November at Price Index of Construction Materials.

I publish them every three month so in my Cyprus Property News.
