Title Deeds and changes to obtaining them

Hi All

Sorry to be thick, but I am trying to find out how to get my title deeds. I have been sent some legal information but cannot get my head around it.

basically, we bought our property as part of a development offplan in Oct 2007. We took ownership in March 2010.

When I spoke to the developers in July 2015 hey said they are awaiting final development sign off certificate from the land registry then they are applying for all the individual title deeds.

Where does this put us? Can we still apply individually and how?

It will be difficult to find out whether your developer is telling the truth when he says that he will apply for Title Deeds once the development's been signed off.

I suggest that you each apply for your deeds - see Apply for your Title Deeds Now.

Note that on the application form, the ‘Registered Contract of Sale No’ in ‘A-2 Contract of Sale’ is the number written on the receipt provided by the Land Registry when your contract of sale was deposited.

Hello again!

I sent the completed documentation off to the Land Registry on 20th October.

Does anyone know how long it typically takes before an acknowledgement is sent? Is it worth me ringing the offices to make sure our application has arrived?

I assume the offices are inundated with applications.

I don't know of anyone who sent the documentation to the Land Registry - I suggest you call them.

As I said in my article 'Apply for your Title Deeds now':

"Application forms are now available in English and Greek that you may download, complete and take to the relevant Land Registry office together with the information requested."

If you are not planning to visit Cyprus you should appoint someone on the island to act on your behalf under a Power of Attorney and submit the application on your behalf.

We are now in January 2017 and we still haven't heard anything about our Title Deeds. We gave our solicitor (a reputable one) POA and they applied on our behalf.

It's been over a year and still nothing has happened - is this normal?

Hi Kirby

Much depends on whet is needed to get the Title Deeds issued. E.g. If the local authority has not issue a Certificate of Completion, the Land Registry cannot start the process of issuing the deed. I know that last year the Land Registry sent more than 20,000 files to the local authorities.

Thank you for such a helpful response Nigel. I am not really too sure where we are in terms of the Certificate of Completion being issued etc, but if that is the kind of volume, then no wonder it is taking so long!
