Hi, We bought a plot of agricultural land as an investment back in 2004, received the deeds and immediately instructed a solicitor to apply for access. We would need access over another plot to our land. Since then we have received nothing from our soliciters except that 'It takes time'. They have confirmed that the letters have gone out to owners of neighbouring plots, but that seems to be as far as we have progressed.
Has anyone got any ideas on how long this process should take and / or what we can do to get the access granted?

Assuming your plot is within 300 ft of a public road your are entitled to gain access. You don't really need a solicitor to do this. You can get a search done at the land registry as to who owns the land you need access over, write to them or better go and have a chat to them. If someone doesn't want to play ball they would have ignored your solicitors letter.
If your solicitor had done anything he would have a ref number from the LR, so get it and go along and ask on the status of it.
If you decide to send the letter yourself, make sure it is registered.
The easy way is to come to an agreement with your neighbour.
The hard way is to force him via the land registry. They will set a price for the land over which you will access and start the ball rolling, but all in all, I don't see it taking this long.

Thanks for the tips. It has basically confirmed what we thought as regards the solicitor. We will take your advice and obtain the LR reference and chase this up.
The land is at Iniea and we also have an aprtment in Polis. We'll be there next week and have booked an appointment with the solicitor so hopefully we can put some pressure on her.
