Re: Conor O'Dywer case
Hi Terry, I suspect that will only worsen the situation and drive the British property market and tourism down even further. You may have seen the article I published last evening about the judgement at http://www.news.cyprus-property-buyers.com/2011/01/20/british-home-buyer-loses-case-in-court-ruli...

Re: CHL Enterprises Ltd
I can only presume that you know of many such cases. Oh dear - yes I have heard of developers failing to complete properties because they have run into difficulties - but I have not heard from anyone (apart from yourself) who has purchased all the properties on a development. I hope that you manage...

Re: Property Transfer Tax - Value on Sales Contract
Hi tocano, There are three taxes involved: Firstly, 'Property Transfer Fees'; this tax is equivalent of the UK 'Stamp Duty Land Tax' (SDLT) and you pay them when ownership of the property is transferred to your name. In the UK, because Title Deeds are available when you take possession of a property...

Re: Statutes concerning illegal land transfers
Hi EuriJohn, I just stumbled across the following, which I believe answers your question regarding statute of limitations: Limitation periods in Cyprus are set out in the Limitation of Actions Law (Cap 15), which dates back to the time when Cyprus was a British colony. The principal limitation perio...

Re: IPT
Hi 'Confused of Paphos' and welcome to the forum, The developer will have been paying IPT on the whole development. The way that his liability is calculated is on the whole of his portfolio - and this will include the development where you have bought and other developments registered in his name. O...

Re: Court Summons received from Cyprus Bank
melwil, I received a number of emails from people telling me that they had been telephoned with similar offers by a Greek bank operating in Cyprus. Here's a transcript of one of the messages: "This is ****** calling from ***** Bank in Cyprus regarding your Cyprus property, the bank is willing to dis...

Re: Clubhouse Fixtures & Fittings
Hi Tucano, I have to admit that I have not heard of this situation happening before. Unless this ‘clubhouse’ forms part of the common area, I believe that there is no requirement on yourself (or anyone else on the development) to contribute towards its insurance, maintenance and repair. I do not bel...

Re: AX Number
Hi tucano, An 'AX number' is a unique reference number issued by the Land Registry when an application is made to do something regarding a Title Deed. I recently applied to have my house added to my Title Deed - and when the Land Registry clerk accepted my application, she gave me an 'AX Number'. Th...

Re: Court Summons received from Cyprus Bank
Hi melwil and welcome to the forum, I'm sorry to hear that you have lost your job & that a bank in Cyprus is taking action against you for non-payment of your mortgage. There have been a couple of cases recently that may help you. In April last year, the Supreme Court found Paphos lawyer Nicos Papac...

Re: Swiss Franc Mortgage
Hi Tucano & welcome to the forum, I have sent you an email with the contact details of someone at the eastern end of the island who may be able to advise you. She has written to me in the past about the possibility of switching from CHF to another currency. This is what she said: "Now is really not ...

Re: Cyprus property sales and the competition
Thanks Harris, that article is very interesting. I think the island needs someone like Genghis Khan to sort things out. A Cypriot friend of mine said we needed Margaret Thatcher to sort out the unions - but perhaps that would be a step too far

Re: Cyprus property sales and the competition
Hi Pan, I was a local councillor in the UK for several years and served on the Town Planning Committee. The process for issuing Title Deeds in the UK is very straightforward: Once a Planning Application has been approved, details are sent to the Land Registry so that they can prepare Title Deeds. If...
