Re: Step by step guide please...
You can just pay the seller direct to his account when each time comes. This way you do not need a bank account for the purchase. Are you buying through a lawyer? If so you pay into his client account and he pays the seller? If not, how will you do the property transfer? I hope you have legal repre...

Re: Step by step guide please...
Thanks Nigel and Pantheman 1. It would not be wise to have a property in Cyprus with no bank account. Life is much easier when you can make your Direct Debit / Standing Orders from your account for the running of your property. 2. That said, I doubt you will be able to open an account now anyway wi...

Re: Buying a 50% share of a property
Nigel / Steve, If I may interject something here; Even though the father can gift the property with very minimal TFs (around €1000), it would be better in the longer term, to pay the TFs as when you come to sell it, you could be hit with a CGT as you will not have anything to offset the gains with w...

I believe the height restrictions are 1.8m between neighbours and 1.2m facing a public road.
Can't comment ownership of fence as there is not enough info, sorry.

Re: Title Deeds help wanted.
Hi Pantheman, Many thanks for your reply. Yes agents details said full title deeds and lawyer said full title deeds, but have been in formed that they will be twothree months from when Leptos collect them. I don't know how long befor they collect them? Have been given an AX reference number. My con...

Re: Title Deeds help wanted.
Hello, If they said it had title deeds, then ask them to produce them period. There are no if's or but's this is false representation. Depending on how much deposit you paid, you might be prepared to lose it and not proceed. I am not saying it is not safe, what I am saying if they told you it was a ...

Re: Selling a property
Dear Bluebell, what area are you in?? I have sold property with memo. It all depends on the buyer and whether they will accept it. As long as there is no risk to repossession it should be ok, but what the memo means is that title deeds are not forth coming any time soon or if at all. We always do a ...

Re: DOES INTERNAL WORKS AFFECT TITLE DEEDS?
We currently have a brick, tiled roof car port and want to make it part of the house by changing an existing window into a door, this would give us direct access from the house and the car port could then be used as an additional room. Can you advise if these changes would affect the cost of our ti...

Re: New tax at Land Registry for applying for deeds?
As for who is responsible for paying for depositing the contract, I would say it's the purchaser - as with a 'normal' contract of sale. But I guess the Land Registry doesn't really care as long as it gets the money. Regards, Nigel, I don't agree, they buyer should pay the €50 to deposit the contrac...

Re: New tax at Land Registry for applying for deeds?
Update on the tax we paid. You are both right in that the tax was not a new one but for depositing the assignment contract to protect our interests. Your information made this clearer for me. I asked our solicitor why we had paid and not the seller - this is the reply Quote: In relation to the fee ...

Re: New tax at Land Registry for applying for deeds?
Yes, OK, it is all part and parcel, of charge increases. €10 now for a title deed copy, €2 for a cadastral plan, N50 searches now heavily increased, even a marking out of the plot costs a small fortune to do. These are all areas of taxation that have been done for revenue raising.

Re: New tax at Land Registry for applying for deeds?
Which means - either way - the seller should have paid? Is that right, although its all too late now I expect. I will ask my solicitor why we paid and not the seller. Thanks for the replies. IMHO, yes, he either supplies the deeds or pays the for the fact that he cannot. Your Lawyer, well, say no m...
