Long Term Rentals
Can anyone recommend a good estate agent in Paphos for finding and managing long term rentals? We need someone who we can trust to vet potential tenants, will not charge exorbitant fees and will not set us up with spoof tenants just so that they get their 1 month's fee up front. Thanks, Helen

Re: Forming a management committee.
Hello Liz,
It sounds like you are a bit further down the line than we are. I can see that we will need to set up a management committee at some point in the future and I would be very interested to hear how you get on. Which area of Cyprus is your apartment in? Our problem is that the developer are ...

Re: Buildings Guarantees
Thanks again Nigel. I didn't explain my question about the title deeds very clearly. My point is that Pafilia haven't actually started the process yet are the Land registry has not yet been instructed to issue them. I know that once this has happened it will take several years but what if the ...

Buildings Guarantees
Hi Nigel,
Thanks for all your advise, when we visited Cyprus in August we were able to visit the Land Registry and confirm that there are no commercial loans against our apartment block in Paphos. The only loans are individual mortgages for the different owners. We also found out that whilst the ...

Re: selling without title deeds
Hi Nigel,
I was just flicking through the items on the Forum and I found this message from a while ago. We are in the process of transferring our mortgage to an English bank against our home in England to reduce our enormous interest payments we are paying to Alpha bank. Does the fact that we have ...

Re: Common expenses
Thanks Nigel that makes perfect sense now! Sorry to labour the point but what order of magnitude are we talking about for the IPF? If I can't ask the developer is there a way I can calculate the amount myself, given that it all depends on a proportion of the developers total tax liability. Are we ...

Re: Common expenses
Thank you very much for this Nigel, I think I almost understand it - a couple more questions though to make sure...
1) Do we reimburse the developer for the tax he has paid on our property once the title deeds are transferred or should this be happening already?
2) From using the government's ...

Re: Common expenses
Nigel,
I am confused about how you calculate the Immovable property tax - in your article it says that this is calculated on 1980 prices. Given that my apartment was bought new for 270Euro in 2007- what would it have cost in 1980? In your article the table states that the % is per thousand not sure ...

Re: Is it really as bad as it sounds?
Davo,
One other thing I meant to say was that I recommend you read Nigels article on Vulture Companies - I found a link on one of the other threads. From what I understand they happily take your 500 Euros but do not guarantee that a buyer will be found. If they do find someone ready to take on a ...

Re: Is it really as bad as it sounds?
Hi Davo,
I am sure Nigel will respond to your questions, but I wanted to tell you where we have got to since my last post. My main worry is the massive sums of money we are paying to Alpha Bank - over the last two years they have had over £25,000 from us (interest only) - like you the payment ...

Is it really as bad as it sounds?
Hello Nigel,
I have recently stumbled on to your site - if only I had seen it three years ago!!
My husband purchased a 3 bed apartment off plan in Kato Paphos for 230,000 Euros in 2008, we have paid a deposit and the sizable mortgage for 2.5 years, we have only managed to let the property for a ...
