Re: communal fees - penalty fee

Thank you Nigel for sharing your experience, highly appreciated.

I thought about budgeting communal fee debt defaults for next years budget, because technically and commercially you would have to take these foreseeable defaults into account. But I guess it's probably better to stay below the radar ...

communal fees - penalty fee

Good day to you all,

in our development the annual fees are due until the end of the financial year, so from the date of the AGM where the budget is agreed (late May) to end of the financial year on 31.03. each year people have about 10 month time to pay their fees. I know, we are very generous ...

Re: Custom Regulations

Hi Nigel,

thank you for that.
I have seen the passages in the law, we have just been asking ourselves if it would be possible to be more precise using those custom regulations.
For instance " change the appearance " is something that can be discussed in court (Q: does a change from RAL 1003 ...

Re: Custom Regulations

Thank you Nigel, quite helpful.

Does anyone know if it is possible to define "communal property" in these regulations?

So for instance
- to define certain sidewalks or parts of them as common or private,
- to define that in a development flat roofs are common but tiled ones are not,
- to define ...

Custom Regulations

Good Afternoon,

does anyone here has experience in drafting "custom regulations" and register them with the land registry?

Re: transfer of EAC communal electricity meters to the committee

So is it normal that the head of the committee has to act as a guarantor? Or are there other ways? Seems a little "unfair" that a single owner would have to take full responsibility for communal meters?

Re: transfer of EAC communal electricity meters to the committee

Well, it's much cheaper if we manage to get a domestic tariff, not only because of the kW/h rate but also because of 9% VAT instead of 19%.

Re: transfer of EAC communal electricity meters to the committee

Good Morning J B,

well - I will try to find out if we can change to another tariff once I am in a position to change the meters into the committees name, which should be possible once I have managed to open that bank account for the committee. Then I will discuss with the people at the EAC office ...

Re: transfer of EAC communal electricity meters to the committee

@ J B and of course all the others,

here is a related question to my initial one:

So the government has reduced the VAT rate for domestic electric consumption from 19% to 9%.
Does that also apply to those invoices which are in the name of a committee, hence kind of "shared-domestic" and not ...

Re: transfer of EAC communal electricity meters to the committee

Hi GW

I'm surprised that the electricity bills for the communal services and facilities (including the hallway lighting) are not sent the Management Committee?

Cheers,

Well, that was my initial problem when I started this topic, we are in the process of getting rid of the developer and manage ...

Re: transfer of EAC communal electricity meters to the committee

Thank you Nigel,

so the questions is: those of you who have the communal meters in the name of the committee (i.e. meter for hallway lighting) - do you have a domestic or commercial tariff?

EDIT: so do your communal meters have a tariff 01, 02, 08 (domestic) or 10, 20, 30, 40, 50 (commercial ...
