I asked my Management commitee to find out from the land registry who owns the abondoned property adjoining my property (its disrepair is affecting my property) They replaid saying that as they were not a"Registered Committee" they are not in a position to approch the Land Registry on my behalf ...

Can someone explain why (in a Complex ) a Veranda which is also the "Roof or Ceiling" of a property below is not defined as communal property ?
The structure is "shared" by both owners

Fire and Lighting, Explosion, Storm and Tempest, Flood,
Aircraft Collision, Impact, Bursting of Pipes, Riot and Strikes,
Malicious Damage, Earthquake or Volcanic Eruption.
I suppose it is debatable wether a defect in a drainage "pipe" in wht maybe supporting wall could be ...

I have written to the committee asking them to find out who the owner and inform them that the property will be entered to carry out emergency repairs
and also send me a copy of the insurance.They have refered me to the Management company.,is this then the correct coarse of action ...

This seems to be a very "Grey" area.
Can I assume that the Management Committee is responsible to oversee that each "unit" owner maintains his property in such a way as to not “effect the use and enjoyment” of the owners other units in the complex, and should an owner not comply with the Laws ...
