Re: Land needed to build in a rural area

Pantheman

We are in a rural 10% build area only 4 houses in very large valley of small vinyards and fields, much of it inaccessible even to hunters because of the fractured nature of the land. Very different to the flat land in the east The official land sheet shows the approximate plot sizes. Most ...

Re: Land needed to build in a rural area

Thanks Nigel

We are surrounded by vineyards and fields very very few over 4 Domums (about 6000sqm I think) If this is correct we might not expect too many more neighbours. If you find out any more can you please post it?

Land needed to build in a rural area

Hi Nigel

I have heard that there is a change to the size of plot needed to build in a rural area. Can you confirm the details.

Re: Electric Poles

Thanks Nigel

I doubt I would get any sense out of Paphos AEK and I don't wan't the pole removed so my neighbours electric gets delayed - they have waited 2.5 years.

I suspect the developer just signed that the land was his when in fact I took the deeds 15 months ago. A very common trait here in ...

Electric Poles

Hi Nigel

I got home yesterday to find AEK had installed a pole in our garden. I would have agreed as we want our neighbours to get electric ASAP, but they never bothered to ask. We are actual not beneficial owners and have held the land deeds since Jan 2009.

Are there are rules or can AEK stick a ...

Re: BUILDING PERMIT

Just to add a PS on this thread.

I found out this morning from EAC that they broke their own rules because the poles were already up and they had men in the area.

So you can have electric without a building permit - when it suits, if your face fits.

This is Cyprus

Re: BUILDING PERMIT

Thanks Nigel yet again, especially for your specific advice on PM.

Sometimes things happen in Cyprus that are totally against the rules and we are left speculating just why.

Against all the rules I am the beneficial owner of an an off plan Villa with electric connected but no building permit. I ...

Re: BUILDING PERMIT

Morning Nigel

The line I get is "we only needed a building permit application number" for electricity not the permit. Probably not true.

I think the permit may be being held as a final bargaining chip until the developers gets the final payment - plus all those extras he never told us about and ...

Re: BUILDING PERMIT

Hi Nigel
You already know the background of my Villa but for the thread ..........

My council of ministers permit requires I have a building permit to transfer deeds. I can't get any sense from the Developer, if he yet has one. There is electric so I know there is at least an application number ...

Thanks Nigel

It does however give me a dilemma

The SP contract specifications says there will be "electric connection" and the property has to be finished to our satisfaction. While I know others put up with a generator for years the Mrs is not prepared to take delivery till it is in.
If ...

Thanks Nigel

Our land is a single agricultural plot on the area plan - they have the deeds and before the SP contract was registered they had no mortages.

Two of the poles are just area high voltage (on my land ) and the third just a few meters away has a transformer with several 240V 60A supplies ...

Final planning permission

Hi Nigel

I know that I have planning permission on my half completed villa because the lawyer has seen it and taken a copy, I do not know if the developer has received the building permit yet (he started months before the planning permission). I guess no final building permit won't stop the ...

Hi Nigel

I just found your site by accident as I was browsing for the pictures of your Villa and in particular, the underfloor heating.

You have been a great help to me over the last two years and I am really pleased to see your own site up and running. Many thanks for that and no doubt the ...
