Re: Villa in the sun?

European citizens who are thinking of buying or exploiting properties belonging to Greek Cypriots in the Turkish-occupied area of the Republic of Cyprus will have to think very hard before doing so, since their action constitutes a criminal offence for which they will have to face a European arrest ...

Re: Estate agent contracts

Hi Robin As Pan has said, selling land is not as straightforward as selling a house. All sorts of factors need to be taken into account when assessing its value such as its size, zoning, coverage, density, outlook and ground conditions. The land may be unsuitable for building or may require expensiv...

Re: BOUNDARY QUERY

Hi Clare Just to add to what Pan has said. There's a possibility you may gained land on the boundary opposite the encroachment - this is quite common. You can arrange to have the boundaries surveyed by a surveyor who is licensed by the Department of Lands & Surveys to get a complete picture. You can...

Re: Committee

Hello cliimon I don't know precisely how this works - I suggest you visit the Land Registry when you're next here. If you look at pages 22 & 23 of the Department of Lands & Surveys Citizens Charter there seems to be an application form you need to complete. You can find the fees in the Fees & Charge...

Re: Retiring in Cyprus, tax on pension?

Hi Dyest & welcome to the forum. There's a handy little booklet that explains income tax, etc. published by pwc at https://www.pwc.com.cy/en/publications/assets/tax-facts-figures/tax-facts-figures-2018-english.pdf Once you've registered for tax here you can either have your pension taxed as a income...

Re: Title Deeds and the LRO

Hi Howard

I don't know what the LRO are doing. I know for a fact that the LRO in Limassol has accepted certified copies of cheques to confirm payments to the developer.

Re: Bank account to run a complex

Hi Eoin I suggest you ask the Municipality for the law that requires Management Committees to be registered. Or ask the Land Registry to speak with the Municipality to set them straight. The only thing that needs to be registered with the Land Registry are the Regulations IF THEY HAVE BEEN CHANGED f...

Re: Real estate agents list

Hello marathon Yes, there is website that lists registered real estate agents in Cyprus, you'll find it at http://www.creacyprus.org.cy/sek/page.php?pageID=1 - it's in Greek. But if you use Google Chrome as your web browser it has an in-built translation feature that's good enough. The page you need...

Re: Maintenance on owned land

Hi Bobensero and welcome to the forum.

Yes - you need to keep the land 'clean' to reduce the fire risk. Every year the owner of plot next to us has the land strimmed to get rid of the weeds, etc.

I would have thought you could do this yourself rather than paying €800.

Re: Rental property expenses

Interesting note about the tax on Airbnb rentals! Do you have any more info or a link we can read? Also, do you need any special license to rent on Airbnb (or short-term in general)? Here are a couple of articles about government plans for Airbnb rentals (includes answers to both questions.) Regards,

Re: Additional info when buying an apartment in Cyprus

Hi marathon and welcome to the forum. The rent laws in Cyprus are very pro-tenant, which makes it very difficult to evict non-payers (it can take years). Generally it's a free market unless the property being rented was completed before 31 December 1999 and it's in a 'rent control area' - I think yo...
