Completion Certificate - delays

Dear Nigel,

I have written to you before about the delays in issuing the completion certificate for my property - the latest 'excuse' according to our Developer (after 18th months of waiting for it) is that there are ' pipework problems on the main road due to settlement which has affected our site ...

New Law regarding Hidden Mortgages.

Good news for people who have not been able to get title deeds because of a hidden mortgage, but what happens when there is no mortgage on your house or land but the developer has just constantly delayed getting the relevant certificate of approval which would enable him to apply for the title deeds ...

Re: Certificate of Final Completion

Dear Nigel,
Thank you for your previous replies to my question. It is now well over a year since the application for my completion certificate was made and when I was in Cyprus in early March, my developer telephoned the Planning Office (whilst I was in his office) and was told that the certificate ...

Re: Selling a Paphos Villa

Dear Nigel,
Some time ago I asked about passing over my villa to my 2 adult children. You kindly advised me that I could do this using an assignment contract. Would this have to be done via a cypriot lawyer and also would I and my children have to actual come to Cyprus to do this? I am not currently ...

Re: Certificate of Final Completion

Having just read the link you posted in your reply, I am a bit perplexed. I understood that legally, services (i.e. electricity) cannot be connected to a new property until the Certificate of Final Approval has been issued. Presumably 99.99999% of the population have lived illegally in their ...

Re: Certificate of Final Completion

As I said, I'm not in Cyprus at the moment so I don't know whether the house has been inspected. The Developer has the keys so I guess they will liaise with the authorities.

Certificate of Final Completion

My Developer applied for the Certificate of Final Completion at the end of April of this year. I was advised that as my villa complies with the original planning and building certificate it should only take about 1 month. To date it still doesn't appear to have been issued. Is this normal? As I am ...

Re: Title Deeds for unfinished developments.

Thank you for your comments Nigel. I asked the question about passing it to my children as I feared it would take a long time to get the title deeds and I certainly wouldn't want them to go through the Cyprus Probate system if anything happened to me before I had sold the property. (Pantheman - each ...

Title Deeds for unfinished developments.

Dear Nigel
Could you please clarify the ruling on Title Deeds for unfinished developments. We have been told by various people that because our development has only 4 of the proposed 13 villas built we are never likely to get our title deeds. However our developer has applied for a division permit ...

Re: Selling a Paphos Villa

I don't have title deeds to my property but would like to pass it over to my 2 children. Under this new law what would I have to do? Obviously no cash would be involved but would I have to draw up any contract naming a present market value?
