Firstly, the land is mine. I own the plot outright. I have the title deed. The plot is in Paphos. Secondly, I would need to pay the mortgage back in 15 years since I'm 55. What rate could I get? Interesting....thank you for your comments. We have decided that a buying a re-sale is not for us. Our principle reasons are that firstly we would be limited to what is available (obviously) and if we narrow that search to those that have title deeds then it reduces the available pool even further. ...

I think that these practices are more prevalent in Southern Europe and Asia than in Northern Europe where I live. Would I do it? Indeed it would. I'm sure that no insider information is ever disclosed to immediate family, cousins, cousins who are developers etc.

Yes of course. It would make sense to prevent developers from (further) exploitation I guess. This would explain the general lack of information.

Hi Nigel,
I have heard that a number of districts in Cyprus are 're-zoning' areas that will, in the main, increase the permitted build % with respect to the plot size designated for development. Is there any substance to this story do you think?

That is higher than I thought. I estimated Eu800-1100 per m2. As you say, tender responses will vary.

Very useful reference document, thank you Nigel. Cyprus costs appear to be among the lowest. You mention land cost variations; what if the land has already been bought? still 1500 m2?
